It's not you - it's your OTA.
We're hearing the same complaint more and more from hosts:
"… no reservations …"
"… FIFA - Not so Great …"
"… apartment is empty …"
"… We are desperate…"

They are doing everything right: great photos, dialed-in titles, wonderful descriptions, flexible cancellation policies, short minimum-night stays, rock-bottom pricing, and still the chorus we hear over and over is "What am I doing wrong?"
What if it's not you?
What if it's your OTA? Miami has been hotly contested by the three big short-term rental channels. Booking.com, VRBO, and Airbnb are fighting for market dominance. We're seeing a full-court press from all of them vying for new hosts to join their platform.
This morning, I read another host lamenting the fact that it was quiet, despite the World's biggest sporting event taking place a few miles from her listing. We know that FIFA bookings have been a little underwhelming, so I pulled up the data for May and June of 2025 and 2026. Mind you, this is our own data, and the sample size is just 2 units, so I'm not saying this applies to everyone, but the trend is clear and interesting.

The graphs tell the whole story in a nutshell. Our occupancy is down, but our ADR is up, and more importantly, just look at the colors:
In 2025, over 90% of our bookings came from one channel, but that same channel now accounts for less than 30% of our bookings. Again, I'm not saying that the Miami market has shifted this dramatically as a whole, but we would be hurting too, compared to the 200% more revenue that channel made us last year.
