FIFA update - 2 weeks out
We just gave a short FIFA update to Miami & Broward Airbnb hosts, explaining how I understand the demand the World Cup will bring to the Miami short-term rental market, and why I think there will be a healthy occupancy spike, but the promised super-high nightly rates won't materialize. (Sorry.)
Here is what we currently see in the data in a 10-mile radius around the stadium:
- June 15 - Uruguay vs. Saudi Arabia: Occupancy down 13% from last year; ADR up 50%
- June 21 - Uruguay vs Cape Verde: Occupancy down 4% from last year; ADR up 54%
- June 24 - Brazil vs. Scotland: Occupancy up 135% from last year; ADR up 79%
- June 27 - Colombia vs. Portugal: Occupancy down 16% from last year; ADR up 64%
ADR means booked rate for each night sold, and this data comes from Pricelabs as of May 28th. You can check out the latest numbers in their World Cup Soccer Playbook .
Congrats to all the door prize winners, especially the host who won the grand prize: 5 FIFA stadium kits! These are the kits that we introduced during April’s FIFA Ultimate Playbook webinar, which Jacomina and I are giving to each of our soccer fan guests to help them solve potential problems fans may run into on gameday. (You can watch a replay of the conversation I had with Kyle on the Data Driven FIFA strategy page in our FIFA Strategy series.)

We also put together a FIFA Checklist that gives you a quick one-page overview of how to ensure your physical listing is ready, steps to optimize your online listing, and FIFA-specific strategies to wow your soccer guests. This also includes the July FIFA matches that we will be closely monitoring, along with the booking windows for those games, which are just a few days long.
